Baan Ing Ping

4.6(153 reviews)

Tucked along the banks of the Ping River in Chiang Mai's Wat Ket neighbourhood, Baan Ing Ping is a stylish hotel and guesthouse that combines a tranquil riverside setting with well-maintained rooms and lush garden grounds. The property draws guests looking for a calm base in Chiang Mai without sacrificing convenience, and the peaceful atmosphere — notably quiet for both day and night — sets it apart from busier options closer to the Old City.

Rooms are clean and comfortable, with some offering views of the garden or the Ping River itself. The property prides itself on a well-kept environment, and the riverside garden provides a pleasant spot to unwind. There is no on-site breakfast, but this is easily offset by the proximity of Rimping Supermarket, located approximately 50 metres away. Nearby dining and evening venues provide some ambient music until around 11pm, which is worth keeping in mind for light sleepers.

Baan Ing Ping suits independent travellers, couples, and anyone seeking a quieter, more residential feel to their Chiang Mai stay. The hotel is rated consistently well for service, with staff generally responsive to guest requests. Visitors planning early-morning departures or requiring specific transport arrangements are advised to confirm logistics directly with the hotel well in advance and follow up closer to the date to ensure everything is in place. The website at baan-ing-ping.com is the best starting point for reservations and current room availability.

I booked this hotel by chance. The previous hotel was really bad, so I had to switch midway. It happened to be around Chinese New Year, and everywhere was fully booked. The service here is excellent, and there’s a small courtyard by the river where you can enjoy the breeze and have a beer at night—absolutely relaxing. The beds are large and perfectly firm and soft. It’s within walking distance to everywhere but not as noisy as the old town. Highly recommended!

Clean and comfy rooms, some facing garden and Ping river. Quiet during the day and the night, music up to 11pm every evening on venues nearby. No breakfast but Rimping supermarket 50 m away.

I had a plane to catch on the 1st of January ar 6:30 AM. I aaked reception 2 days ahead to help me with a taxi at 3:30 AM. They lead me to believe there was no issue. When I go down ar reception at 3:30 theybtell me to call a Grab... It is the 1st of January 3:30 AM. There no grabs or bolts at this hour, this is why I specifically asked with help for a Taxi 2 days in advance. The man at the reception did not know any phone number for a taxi service. I waited 30 minutes to get a car, almost lost my plane, paid twice the amount. Thank you for the garbage service, at least say you can't get a taxi ahead of time so I arrange it myself!

Book Shoulder Season

May–June and September–October offer dramatic discounts (30–50% off peak rates) with fewer crowds. Weather is mixed but rarely a washout — afternoon showers clear quickly.

Compare OTAs and Direct Rates

Always check the hotel's own website after finding a rate on Agoda or Booking.com. Many Thai properties offer a best-rate guarantee or throw in perks like free breakfast when you book direct.

Pool Villa Doesn't Mean Expensive

Private pool villas in Krabi, Hua Hin, and Chiang Mai start around 2,500–4,000 THB/night — a fraction of Bali or Maldives prices. Search specifically for 'pool villa' to surface hidden gems.
