Pran@Kumuang Boutique House
Tucked into a quiet lane in Chiang Mai's historic Si Phum neighbourhood, this intimate boutique property offers a calm, residential feel just steps from the Old City's temples, markets, and cultural landmarks. The architecture draws on traditional Thai influences while maintaining a modern, well-appointed interior, and the property is kept to a high standard of cleanliness throughout. Guests staying in the villa-style accommodation have noted that the surroundings feel genuinely peaceful despite being within easy walking distance of the Sunday Night Market and major attractions. The experience here is shaped largely by the staff, particularly host Pey and her team, who are consistently praised for warmth, attentiveness, and going beyond expectations — including assisting guests with last-minute travel arrangements when plans have fallen through. The on-site café serves quality coffee and offers a rotating breakfast buffet that changes daily, adding a small but welcome touch of variety for longer stays. Good to know: the boutique scale means a limited number of rooms and villas, so availability fills quickly. Booking well in advance is advisable, especially during Chiang Mai's peak cool season from November through February. Check the property website at pranboutiquehouse.com for current room types, rates, and availability. For guests planning an extended stay of a week or more, the combination of location, personal service, and on-site dining makes this a particularly practical and comfortable base.

Visitor Reviews
I had a wonderful stay at this hotel. The property is absolutely beautiful and very well maintained, with a modern yet cozy atmosphere. Everything was spotlessly clean, from the rooms to the common areas, which made the experience even more comfortable. One of the highlights is that the hotel has so many lovely corners and photo-worthy spots, perfect for anyone who enjoys taking pictures or simply appreciating a stylish environment. The staff were also very friendly and attentive, making sure that every detail of the stay was enjoyable. It truly felt like a place designed for relaxation calm, peaceful, and inviting. Whether you’re traveling with friends, family, or just looking for a quiet escape, this hotel is definitely worth recommending.
This was one of the nicest accommodations I have had in awhile. The location was perfect, close to everything, but more importantly, in a quiet lane away from the busy road. The architecture reminded me of the French Quarter in New Orleans. So cute, with a beautiful wrap around porch where you could sit and relax, or have coffee and a breakfast. The staff / owners were so welcoming and kind. They go above and beyond when looking after their guests. They treated me as if I were family. I loved staying here and would highly recommend it to anyone who is looking for a relaxed, and beautiful space to call home when travelling. Thank you “P”, Jeff and Tack (sp?) for being so nice and helpful to me.
We really enjoyed our stay in Villa 1 for two weeks in this boutique hotel. It's in the Old City and, therefore, close to everything (the Sunday night market is just around the corner). P and Pan are excellent hosts and will go out of their way to ensure you enjoy your stay. Breakfasts are delicious - Thai, fruit, eggs, sausage, toast and croissants, and the coffee is very good. Dinner is offered on request. What I liked most were the personal touches P and Pran bring to their hotel. We'll return for sure!
Tips for Visiting Hotels & Resorts
Book Shoulder Season
May–June and September–October offer dramatic discounts (30–50% off peak rates) with fewer crowds. Weather is mixed but rarely a washout — afternoon showers clear quickly.
Compare OTAs and Direct Rates
Always check the hotel's own website after finding a rate on Agoda or Booking.com. Many Thai properties offer a best-rate guarantee or throw in perks like free breakfast when you book direct.
Pool Villa Doesn't Mean Expensive
Private pool villas in Krabi, Hua Hin, and Chiang Mai start around 2,500–4,000 THB/night — a fraction of Bali or Maldives prices. Search specifically for 'pool villa' to surface hidden gems.
