Palm Spring Villas Pattaya
Situated in the Nong Prue subdistrict on Pattaya's quieter outskirts, this villa complex offers private houses with shared or individual swimming pools, positioned within reasonable distance of the beach and local convenience stores. The location appeals to travellers who prefer a residential-style stay away from Pattaya's busier central areas while retaining easy access to the region's attractions. The property was clearly built to a high standard, but recent visitor reviews consistently highlight maintenance issues that prospective guests should factor into their decision. Reported concerns include inadequate cleaning, slow shower pressure, broken fixtures, unclean pool water, and a noticeable gap between the photos presented online and the actual condition of the villas on arrival. Staff organisation and parking have also been flagged as pain points by multiple guests. Good to know: Before booking, it is strongly advisable to contact the property directly to ask about the current condition of specific villas, request up-to-date photos, and clarify what is included in the rate. Reading the most recent reviews available at the time of booking will give the clearest picture of present standards. If visiting the Pattaya area more broadly, the cooler months between November and February offer the most comfortable weather conditions. Travellers with high expectations around cleanliness and maintenance may want to compare alternative accommodation options in the area before committing.

Visitor Reviews
It's a nice place to stay. No doubt it was a 5 star when it was brand new. But it's been let go. Dirt has been swept up under the beds and corners. It needs serious cleaning. Smell from shower sewer that won't go away. Shower has only cold or boiling hot, nothing in-between. Pool has lots of broken parts that are sharp like a knife so be careful when you walk inside the pool or around it. We rented 3 houses and one of the slides wants to fall down. WiFi doesn't work in every room. Stairs have no rails.
we rented a twin house with a swimming pool in the middle. The location of the complex, its convenient , easy access , not too far from the beach and convenience stores nearby . The house is not well maintained. There were humidity stains on my bed sheets. No decoration, very cold atmosphere. No charm at this place. House facilities are ok. Space was enough for 25 people. Parking on the street in front of the house (and others houses).
The villa wasn’t as expected and as seen on the website. The villa requires immediate updating, the shower pressure is very slow, toilet seat broken, no soap and hand towels in the toilets.
Tips for Visiting Activities & Tours
Vet Elephant Sanctuaries
Only visit sanctuaries that prohibit riding, use no chains or bullhooks, and let elephants roam freely. Elephant Nature Park in Chiang Mai set the standard. If a place offers painting shows or circus tricks, walk away.
Book Through Klook or GetYourGuide
These platforms offer instant confirmation, free cancellation on most activities, and prices that are often lower than walk-up rates. Compare with local agencies for multi-day trips where negotiation might save more.
Do Outdoor Activities in the Morning
Heat and humidity peak from noon to 3 PM. Schedule jungle treks, cycling tours, and outdoor cooking classes for early morning. Water activities are more flexible since you're in and out of the sea.
